Step 1 – Accurate Appraisal

Pricing your property correctly ensures a lower vacancy period and while your aim should be to achieve the best rent on the current market, our experienced managers will be able to guide you on the local rental values in your area.



Step 2 – Choice Of Property Manager

Consider their knowledge of similar properties, the area and their expertise. Are they a specialist property manager and how long have they been managing property? How many properties do they manage?



Step 3 – Presenting Your Property

First impressions are critical and we suggest that you address any relevant maintenance that may be required, maybe a fresh coat of pain, a lower maintenance yard and/or DE cluttering the property where possible. Our property managers can also give recommendations if you are not in the area or cannot access the property.


Step 4 – Marketing Your Property

To attract the right tenant requires a combination of tactical marketing and background checking. At Ristic we utilize the latest systems, online portals and technology to attract maximum enquiry, while making it a simple process for prospective tenants to apply.

We utilize:

– Feature listings across all listings on providing greater enquiry
– Online tenant booking system automating email/SMS functions for quicker application processing
– Notification to our database of tenants of your properties listing
– Exposure on our website which is also compatible to smart phones and tablets.

Step 5 – Private Inspections and Open House Viewings

Through our booking system and well structured weekly viewing schedule, our property managers ensure they accompany prospective tenants through the property. We do not ever hand out keys to tenants to inspect the property and we ensure that all viewings are carried out in a professional and qualified way.

Step 6 – Applications and Background Examination

When we receive an application we undergo a vigorous process to screen prospective tenants:
– Identification
– History of rental and employment
– NTD search if requested or suggested
– Reference checks to previous agents or private landlords
When the applications are reviewed we then contact you with our recommendation to determine if we should proceed with the application or not.

Step 7- Acceptance of Application

When you accept an application we arrange for:
– signing of lease agreements
– collect initial rent and deposit bond
– carry out hand over

Step 8 – Property Reports & Completion

Prior to the tenant moving in, your property manager will prepare a detailed entry condition report, which includes room by room detail and digital photography;collated into a professional report. Further reports are arranged on our periodic inspections, the initial being at 3 months, then every 6 months thereafter.
